Current Market Trends

If you are looking for a home in Chandler, Arizona then you've got a lot of choices. There are currently about 1700 homes on the market and there are designs that appeal to everyone from the busy single businessperson to the snowbird coming down for the winter months from Mississauga real estate. And of course no one is able to check out all of the different real estate listings that are out there. One of the best ways to narrow down your search is to check out the market conditions for the city. You can compare these statistics with your own home budget to see where in Chandler you will best fit.

The average listing price for a home in the city is currently just over $290,000 and the median sales price is $195,000. This works out to an average of $104 per square foot. Because of Arizona's temperate climate, Chandler does not suffer from the large seasonal price shifts that one might see with Toronto investment real estate or others cities up north. And, while there has been a bit of a decline in prices over the last two years, the city's real estate prices have not suffered the way many other southern cities' have from the recent recession. Prices have stayed between $200,000 and $320,000 in the last five years. Chandler is also very welcome to expansion. So, if you're looking for a construction mortgage and an empty lot to build your dream home, there are many choices in this community.

Real estate seems to be in demand in Chandler, with between 1600 and 1800 homes selling per month since August 2009. This is showing a major increase from the previous six months, when numbers were closer to 1200. But, while demand has gone up, price has not gone with it. This could be due to the large number of foreclosures that buyers can get at a fraction of their value. There are more than two thousand foreclosures listed within Chandler. If you're looking to trade Toronto condos for a sunnier location, now could be the time to take advantage of a great deal.

The most popular area of the city according to home sales is Cooper Commons, with Fox Crossing taking second place. Homes are priced at around $200,000 and $280,000 for these neighborhoods respectively. If you're coming from Pleasant Valley NY homes and are looking for a property just outside of the city center, either of these locations would be a good choice. They are both south of the downtown core. Sun Groves and Galveston Neighborhood have also seen many homes sales in recent months. Properties in these areas are priced below average, at $215,000 and $85,000 respectively.
