The Best Time To Sell

The best time to sell your home is based on a number of determining factors. Some of these factors are universal and relate to homeowners from coast to coast. However, some factors differ from one city to the next. In the case of Chandler, you will find a number of common rules to follow but will need to do some investigating of each, respective areas market activity and trends.

The forces of supply and demand in your area are a primary consideration. Each area's market traits and factors may be unique to that area. Interest rates, employment conditions and quality of education are all larger influential factors that will determine when a good time to list is. What determines good timing in Chandler may not be the same as with Arlington Texas homes for Sale or recently listed condos in the Greater Toronto Area though some of the rules of timing are universal.

It is during the darker, colder winter that houses seem less exciting and people are less available and interested over the holidays. The peak in June usually reflects people's change in spirits and the transition between school years.

Ideally, you want to list your real estate when there's little competition from similar listings. When there are few houses listed within your budget or neighborhood, there is less selection for prospective buyers. In this scenario, buyers will commonly make compromises and purchase a house that isn't an exact fit for their needs and wants, which works in your favor. Like any marketplace of goods or services, buyers will be pickier when facing a larger inventory and more choices.

However, even though some competition for the seller isn't always great, a small bit isn't necessarily detrimental to you. Neighbors can easily compare their listing's asking price against those that are similar. If you are selling in a competitive market of family homes, such as with listing a downtown house or a Danforth home for sale, you will want to know how many homes went onto the market in your area and when. Find out how many similar houses in the area were "pending sale" over the past weeks and months. (Houses that are pending have sold but are yet to formally close). If you find 25 new listings per 15 pending, you have a fast-moving market. However, if you have 20 pending homes for every 80 new listings, you had better prepare for a lengthy marketing period.

Generally, there has not been a bad time of year to sell a home in Chandler over the past few years. Notwithstanding the trendy or in-demand areas, deciding to wait an extra three, six or nine months can result in increasing your closing price by 20% or more. As well, the city has seen an active real estate marketplace for the last several years, making the job of the seller easier no matter the time of year.
